The Oxford Triangle, Marina del Rey: A Neighborhood Guide to One of the Westside’s Best-Kept Secrets

Most people drive past the Oxford Triangle without knowing it has a name. It sits just west of Lincoln, South of Washington Boulevard - a wedge of quiet residential streets between Venice and the Marina. It is also one of the few places within a mile of the sand where you can still buy a detached single-family home on its own lot, with a driveway and real outdoor space.

Where Is the Oxford Triangle?

The Triangle is bounded by Washington Boulevard to the north, Lincoln Boulevard to the east, and the Los Angeles city line along Admiralty Way to the southwest. Roughly 360 single-family homes, nearly all zoned R-1, on streets named for universities - Oxford, Yale, Stanford, Princeton - plus Dickson, Howard, and Thatcher. The mailing address is Marina del Rey, 90292. You will sometimes see it marketed as the “Golden Triangle”.

Marina del Rey or Venice? Both - and It Matters

The Oxford Triangle is inside the City of Los Angeles, in the Venice Community Plan area. Marina del Rey proper is unincorporated Los Angeles County. They share a ZIP code but are governed completely differently.

The Venice Coastal Zone Specific Plan caps height at 25 feet for a flat roof, 30 for a varied roofline, and because Venice’s Local Coastal Program still isn’t fully certified, the California Coastal Commission remains involved in permitting most new development. Budget extra time if you’re planning to build.

Measure ULA, the City of LA transfer tax, applies here and does not apply in unincorporated Marina del Rey. The 2026 threshold is $5.4 million, so most sales fall below it - but a large new build could cross it, where an otherwise identical home three blocks southwest would not.

The Homes

The original stock dates back to the early 1950s: small single-story cottages, often two bedrooms and one bath. What you tour today is usually an untouched cottage priced as land, a mid-2000s remodel, or a recent architectural build of 2,500 to 4,500 square feet.

Lots vary more than the neighborhood guides suggest - smaller parcels on Oxford Avenue, wider 4,000 to 6,000 square foot lots on Dickson, Stanford, Yale, and Howard. Original cottages generally sell in the low-to-mid $1 millions as land value, get demolished, and come back as three-story contemporary builds listed in the $3 to $4 million range.

What It Costs

Typically, eight to ten houses are on the market at once, asking from the high $1 millions to the mid $4 millions. The 2025 median sale price for single-family homes was $2,150,000, at $934 per square foot.

One warning: online portals will show you a median near $1.3 million for “Oxford Triangle.” Their map boundaries sweep into the Marina Pointe Drive condo towers, which are not in the neighborhood. If you are shopping for a house, that figure is off by about a million dollars.

Schools

Coeur d’Alène Avenue Elementary (10/10 on GreatSchools) is the draw - small, K–5, with a GATE program. There is also Marina del Rey Middle School (5/10) and Venice Senior High School (8/10). The elementary is a mile and a half north, the middle and high schools more than two miles inland. Verify your specific address with the LAUSD Resident School Identifier.

Getting Around

Walk Scores here run in the low-to-high 80s and Bike Scores 83 to 89. The southern end of Abbot Kinney Boulevard is directly across Washington Boulevard, and the beach path is about three-quarters of a mile from the western corner. Oxford Basin wraps that corner - 10.7 acres with a 0.7-mile nature loop.

Costco is just east of Lincoln on Washington Boulevard, Ralphs and Waterside are on Admiralty Way, and Marina Marketplace is under a mile east. LAX is 7.5 miles, 11 to 15 minutes off-peak. Playa Vista and the Silicon Beach corridor are about three miles south.

How the Oxford Triangle Compares

The Oxford Triangle is one of the only nearby beach neighborhoods where you can buy a detached house on its own lot within a mile of the sand. The Venice Canals offer a shorter walk to the beach, but lots are smaller and entry prices are higher. Silver Strand in the Marina is closest to the sand but consists mostly of townhomes. The Triangle gives you a standalone home with real square footage at a lower entry point than either.

The trade-off is an extra five minutes to the beach - about fifteen minutes on foot from the Triangle versus ten from the Canals and five from Silver Strand. Height limits are comparable to Venice at 25 to 30 feet. For buyers who want a detached single-family home with a real lot and proximity to the coast without Venice or Marina pricing, the Oxford Triangle is where to look.

The Honest Downsides

Lincoln and Washington bound two sides. Interior streets are quiet, but perimeter homes can sometimes hear traffic.

There is no park inside the boundaries. Oxford Basin is a nature walk, not a playground, and Glen Alla Park, often listed as a Triangle amenity, is a mile east across Lincoln.

Thatcher Yard, a 98-unit income-restricted development on a former city maintenance yard, opened inside the neighborhood in August 2025. The Oxford Triangle Association opposed it, filed suit against the city's expediting ordinance, and ultimately reached an agreement with the developer before construction began.

Inventory is thin. Eight to ten houses in a 360-home neighborhood means limited choice and sparse comparable sales.
